You can request a change at any point, though changes made before framing is complete are typically easier and less costly. We provide a quote showing cost and timeline impact, and once you approve it in writing as a change order, we integrate it into the schedule.

Q: How often will we hear updates about our project's progress?

We provide consistent communication through optional site visits, monthly written updates with progress photos and next steps, scheduled calls at key milestones, and immediate notice any time something needs your attention — you won't have to wait for a monthly update to hear about anything urgent.

Q: What's involved in the permit and inspection process during construction?

We handle all permitting and coordinate required inspections at key milestones — foundation, framing, mechanical/electrical/plumbing rough-in, and final. You'll receive copies of every permit and inspection report, and if the city requires a correction, we explain what's needed and how we'll address it.

Q: What if our project timeline gets delayed? How does that affect the final cost?

A delay doesn't change your fixed construction cost — labor and material costs are locked in regardless of timeline. It can, however, affect costs outside our contract, like construction loan interest or temporary housing. We're upfront about realistic timelines rather than promising dates we can't guarantee.

Q: What is the punch list, and what happens at the final walkthrough?

The punch list is a detailed list of small remaining items — things like touch-up paint or a fixture adjustment — identified first in our own internal walkthrough, then again with you. Once our crews complete every item and the city signs off on final inspection, we walk the home together one last time and hand over your keys, manuals, and warranties.

Q: Can we visit the job site during construction?

Yes — we welcome it. Just coordinate with your project manager first so your visit doesn't disrupt the crew or create a safety issue, and plan to wear closed-toe shoes, with a hard hat during active framing or overhead work.

Q: How are change orders handled, and what if costs run higher than expected?

Every change — whether requested by you or required by an unforeseen condition — is documented in a change order showing the cost, timeline impact, and your signed approval before work begins. Your fixed-price contract covers roughly two-thirds of construction costs, with the remaining third in allowances for selections like fixtures and finishes, so you always know where a cost is coming from.

Q: What's the warranty on your work, and what happens if something needs fixing after we move in?

We stand behind our workmanship for one year, and most fixtures, appliances, and mechanical systems carry manufacturer warranties on top of that. After move-in, workmanship issues come straight to us; manufacturer-related issues typically route to that trade or vendor directly, and we're glad to help coordinate either way.
