Building Your Dream Home with Confidence

How our process works

Building a custom home involves many moving parts, and we recognize how overwhelming it can feel—especially if it’s your first time. Your home likely reflects a collection of long-held dreams and represents the largest investment you’ll ever make. We honor that.

To ease the stress, we prioritize clear, ongoing communication so you always know what’s happening. Here’s a look at how the construction process works when you build with Capital Construction Company.

Step 1 – Let’s Talk

This first phase gives us a chance to get to know each other and ensure we’re a good fit.
Since you’re reading this, the process has already begun.
We’ll dive into your vision to make sure we understand it clearly.
Together, we’ll review your budget and explore ways to align it with your goals.
We’ll also discuss potential cost-saving ideas, our contract structure, and how payments and financing work.
Next, we’ll go over scheduling, your role in the process, and what to expect from us.
Setting expectations early helps avoid confusion, so we commit to being honest and transparent from the start.
We won’t shy away from discussing the challenges, even as we cover the exciting parts.
You’ll receive a detailed guidance kit to help you understand who we are and how this process works.

Step 2 – The Professional Services Agreement

Before we begin construction, we’ll handle pre-construction services under a Professional Services Agreement (PSA).
This agreement outlines fees separate from the main construction contract.
Your PSA typically covers a detailed estimate, planning time, and fixed-price assurance for the full build.
It may also include demolition or discovery work, which supports design accuracy and final pricing.
If needed, we can also provide design services under this agreement.
You remain the owner of all the work we produce under the PSA.
The PSA doesn’t commit you to a construction contract—it’s your tool for informed decision-making.

Step 3 – Project Development

Once we’ve completed most PSA work, we’ll meet to review the project together.
We’ll walk through the scope of work, timelines, and logistics in detail.
You’ll also meet your personal project manager and set up communication preferences.
We’ll explore value engineering ideas and clarify how progress payments will work.

Step 4 – The Construction Agreement

At this stage, we’ll have everything we need to finalize your project price.
This includes engineering, design selections, and approved architectural plans.
By now, you’ll know your project team and how communication will flow.
We’ll present the Construction Agreement and walk you through every detail before requesting your signature.

Step 5 – Project Management

Once we break ground, we handle everything—from ordering materials to scheduling, inspections, and daily oversight.
Our team ensures consistent quality control and coordination at every step.
We’ll keep you informed throughout the process and address any issues promptly.

Step 6 – In-Process Changes

Despite careful planning, most clients want to make a few changes along the way.
We’re ready to handle those changes with flexibility and a positive attitude.
The agreement will clearly explain how costs for any changes are managed.

Step 7 – Project Completion

We start with our own internal punch walk to catch any details that don’t meet our standards.
Then, we’ll walk the project with you to note anything that needs final attention.
After addressing the punch list, we’ll do a final walkthrough together.
We’ll review systems like HVAC and appliances and answer any final questions.
Our crew will complete a detailed cleanup, including nearby areas if it’s a remodel.

Step 8

Now comes the best part—enjoy your new or beautifully transformed home.
Thank you for trusting us to bring your dream to life.
