We identify it, document it, and talk to you and your architect about solutions before moving forward. During construction, unexpected issues sometimes surface — hidden structural damage, soil conditions, or building code changes. When we find something: we stop work in that area and document it with photos and notes, notify you and your architect immediately, present options including repair cost and timeline impact, collaborate with you and your architect on the best solution, and document the decision in a change order that protects everyone. Transparency and speed matter more than pretending problems don't exist — the longer something sits unaddressed, the more expensive it becomes.

Q: How can we make changes to the design during construction?

You can request changes anytime, but the earlier you decide, the less it costs and disrupts the timeline. Before framing is complete, changes are usually easier and cheaper. After framing, structural changes become expensive and time-consuming, though design selections like tile, fixtures, and paint colors are still easy to adjust if they haven't been ordered. The process: you tell us what you want to change, we get a quote from the affected trades, we present the cost and timeline impact, you approve in writing, and we integrate it into the schedule.

Q: How often will we hear updates about our project's progress?

Near-daily, through our project management software. You'll see photos, progress notes, and what's coming next without needing to call and ask. We also meet on-site every other week to walk the project together, and if something urgent comes up, you'll hear from us right away.

Q: What's involved in the permit and inspection process during construction?

We handle all permitting and coordinate inspections. You'll receive copies of permits and inspection reports. Permitting happens in phases, and we schedule and coordinate inspections at key milestones: foundation, framing, MEP rough-in, and final inspection. If the city requires changes, we explain what's needed and how we'll address it.

Q: What happens if weather delays my project?

We build weather into the schedule from day one. When something does get pushed, we resequence other tasks to keep things moving, and we tell you what changed and why.

Q: How do you make sure the trades working on my home meet your standards?

We hire the same trusted trade partners project after project, and our project manager checks their work as it happens — not after. If something's not right, we catch it before the next trade covers it up.

Q: Can we live in our home during a remodel?

Sometimes — it depends on the scope. Smaller renovations, often yes. Larger ones with major structural work, we'll usually recommend temporary housing. We'll give you an honest read early on.

Q: How do you handle dust and noise during construction?

Dust barriers, sealed-off work zones, and daily cleanup are standard on every job. Noise is part of building — we'll walk you through the schedule so you know what to expect.

Q: Who's my main point of contact once we break ground?
